How Much Will it Cost Me to Hire a realtor to Represent Me?

In most cases, it won't cost you anything at all.  When you hire a realtor to represent you when buying a new home, their commission is paid for by the new home builder.

Should I Take My realtor. With Me to Look at Model Homes?

Absolutely.  In fact, if you don't bring your realtor with you the first time you see a model home, the new homebuilder can and usually will deny you the right to representation.  It is important to note that the agent at the model home is representing the interests of the seller or the builder.

Can I Save Money if I Don't Take My realtor With Me to the Model Home?

No.  In fact, having a realtor representing your interests can save you money, time and frustration.  Builders have pledged themselves to a "Single Price Policy" under the builder broker code.  This means that their published prices will be the same whether sold by the builder or a realtor representing you. 

You will not pay more when you use your own realtor.  Don't forget to bring your realtor with you on your first visit to every new home site.  That way you can't be denied your right to representation.

Your realtor will use their knowledge and experience to assist you in floor plan selection, upgrades, mortgage pitfalls, basic do's and don'ts, all legal documents, construction and closing process of your new home!
